Privacy Policy

What we collect
Account details (name, email, phone, role, license number), transaction data you or other participants enter (property details, dates, tasks, messages), documents you upload, payment data (processed by Stripe — we never store card numbers), and standard usage logs. If you enable push notifications we store a device token.
How we use it
To run the service: showing deal information to the participants the realtor invites, analyzing uploaded documents to extract dates and flag issues (processed by Anthropic's Claude API under contractual confidentiality), sending reminders and notifications you've enabled, and billing. We do not sell your data, and we do not use your documents to train AI models.
Sharing
Deal data is visible only to that deal's participants. Service providers we rely on: Vercel (hosting), Neon (database), Vercel Blob (document storage), Stripe (payments), Resend (email), Anthropic (document analysis), Firebase (push delivery). Each processes data only to provide their service to us.
Retention & your rights
We keep transaction records while your account is active and as required for legal/audit obligations. You may request export or deletion of your personal data at any time at privacy@seaotterdeals.com. Where you are a participant in someone else's deal, some records may be retained as part of that realtor's transaction file.
Security
Encryption in transit everywhere, private document storage with access-checked downloads, role-based deal access, and audit logging of actions taken on behalf of others. No system is perfectly secure — report concerns to security@seaotterdeals.com.
