1. The Service
Seaotterdeals (operated by Nouvos Solutions LLC) provides software that helps real estate professionals coordinate transactions: document storage, automated document review, timeline tracking, reminders and shared deal workspaces. Seaotterdeals is a software tool — it is not a brokerage, law firm, escrow company or licensed transaction coordinator, and its automated suggestions do not constitute legal, financial or professional advice. You remain responsible for verifying all dates, documents and compliance obligations.
2. Accounts & Subscriptions
Realtor accounts require a paid subscription ($1,350 per quarter or $4,860 per year), billed in advance through Stripe. Subscriptions renew automatically until cancelled; cancellation takes effect at the end of the current billing period. There is no free trial and fees are non-refundable except where required by law. Invited participants (buyers, sellers, escrow, lenders, title, lawyers, assistants) may use the service free of charge within the deals they are invited to.
3. Your Content
You retain ownership of documents and data you upload. You grant us the limited rights needed to store, process (including automated analysis) and display that content to deal participants you authorize. You are responsible for having the right to upload the content you share and for the accuracy of information you provide.
4. Acceptable Use
You agree not to misuse the service: no unlawful content, no attempting to access deals you are not a participant of, no reverse engineering, and no use that violates real estate, privacy or consumer protection laws applicable to you.
5. Disclaimers & Liability
The service is provided “as is.” Automated document analysis may contain errors or omissions; deadlines and compliance checks must be independently verified. To the maximum extent permitted by law, our aggregate liability is limited to the amounts you paid in the twelve months preceding the claim.
